SpaceDoc360™ was engaged to document an approximately 45,000-square-foot, two-story existing facility in Olney, Texas as part of a redevelopment effort being advanced in conjunction with The Twiin Group, LLC and the local Economic Development Corporation.
The Twiin Group, LLC, led by Steven Turner, was founded to meet the growing need for modular construction expertise that responsibly integrates project feasibility, entitlements, proper supply chain sourcing and effective design with traditional general construction. SpaceDoc360 is providing the existing-condition reality capture and documentation needed to establish an accurate baseline for planning and design.

The objective is to help reposition an existing underutilized property into a proposed 55+ residential community, giving the project team reliable existing-condition information needed to evaluate the building, develop the renovation strategy, coordinate design, and move the project forward.
The collaboration brings together The Twiin Group's project-development experience and SpaceDoc360's reality capture, as-built documentation, and design capabilities—creating a more efficient path from an existing building to redevelopment planning.

Traditional documentation of a building of this size can require extensive manual measuring, photographs, field sketches, repeated site visits, and considerable time reconstructing existing conditions before meaningful planning and design can begin.
For the Olney project, SpaceDoc360 used a comprehensive reality-capture workflow to create a digital record of the existing facility and establish a reliable foundation for the next phase of redevelopment.

Instead of relying solely on individual measurements and field notes, the capture process creates a navigable digital record of the building that can continue to be referenced after the initial site documentation is complete.
Captured information is processed, organized, and transformed into usable existing-condition documentation that can support the development of as-built floor plans, CAD drawings, space planning, engineering coordination, and design.
When questions arise later, the project team can return virtually to documented areas of the building to review visible conditions, verify information, and better understand relationships within the existing facility.
This reduces dependence on repeated manual measurements and return visits while allowing planning and design teams to work from a much more complete record of the property.
